Job Description
The incumbent in this position is responsible for the management, oversight and maintenance of a comprehensive portfolio of multifamily assets owned by Seminole Tribe of Florida that could span several markets and include stabilized assets, and new acquisitions. The individual serves as primary liaison between SemREF and third-party property management teams, converting property data, market observations, and site visits into timely decisions and accountable action plans. The role is responsible for protecting asset value, improving net operating income, maintaining the physical condition of communities, and delivering a consistent resident experience across the portfolio. The Portfolio Manager sets ownership expectations, reviews results, challenges recommendations where warranted, secures approvals within delegated authority, and follows through on execution; while the property management company directly supervises onsite employees and their daily operations. Bachelor’s degree in real estate, finance, business, or a related field preferred. Certified Property Manager (CPM) or Certified Apartment Portfolio Supervisor (CAPS) is highly desirable. A minimum of fifteen (15) years in real estate experience working in a portfolio/asset management capacity, the previous several of which in a leadership or supervisory position with a proven track record as a successful multifamily portfolio or asset manager. Demonstrate successful track record of having managed a portfolio of at least seven multifamily properties or 2,000 units covering multiple markets at one time. Prior experience working with third-party managers or sophisticated institutional owners preferred; able to influence results without directly managing onsite staff. Ability to multi-task and manage a constantly changing workload in a fast-paced, dynamic, entrepreneurial environment while setting clear priorities, staying highly organized in both daily and long-term planning, and effectively tracking and maintaining complex schedule. Ability to travel frequently for scheduled and unscheduled site-visits to the current and potential portfolio properties for extended periods. Possession of a valid Florida Driver’s License is required. Demonstrate proficiency with Microsoft package including advanced Excel and presentation skills; working knowledge of Yardi, RealPage or comparable property systems, and revenue management tools is preferred. Demonstrate excellent organizational and outstanding interpersonal skills with strong leadership, management, and team-building proficiency. Demonstrated operational and personal success in a demanding institutional environment. Demonstrate excellent written and verbal communication skills. Ability to work a flexible schedule including evenings, weekends and holidays.
